3.2 Account Archiving and Termination
PMDI reserves the right, in its sole discretion and without prior notice, to suspend, disable, archive, or terminate any account that meets any of the conditions below. Archived or terminated accounts cannot sign in or access app features unless explicitly restored by authorized PMDI personnel.
- Has been inactive for an extended period;

- Is used in a manner harmful to PMDI or third parties.
4.1 Exclusive Ownership
PMDI (or its licensors and third-party content providers) owns, retains, and reserves all rights, title, and interest in and to the Site, its software, architecture, designs, text, graphics, photos, videos, 3D models, augmented reality (AR) assets, brand names, service marks, logos, and all underlying code and intellectual property (collectively, “PMDI Property”).
4.2 Limited License
Subject to your compliance with these Terms, PMDI grants you a non-exclusive, non-transferable, revocable, personal, and non-commercial license for transitory viewing and use of the Platform solely to evaluate, purchase, or manage your personal dealings with PMDI properties. You do not acquire any ownership rights or title over any PMDI Property.
4.3 Restrictions
Without prior written consent from PMDI, you shall not:
- Reproduce, transmit, distribute, display, perform, sell, publish, broadcast, modify, or create derivative works from any part of the Site or its contents.
- Use data mining, robots, scraping, or similar automated data-gathering or extraction tools on the Platform.
5.2 App Quotations
Quotations generated or issued through Philview are computerized estimates intended solely for preliminary financial planning.
- Quotations are valid for thirty (30) calendar days from the date of issuance unless stated otherwise; that is, 30 days from the date a quotation is issued.
- Accepting or saving a quotation in the app signifies your interest to discuss the terms further; it does not constitute a sales contract, reservation, or binding transaction.
5.3 Formalizing Reservations and Purchases
Real estate transactions are completed with PMDI, not inside the app:
- No In-App Real Estate Sales: Real estate transactions cannot be completed entirely within the app.
- Binding Contracts: Any formal property reservation, unit purchase, or contractual agreement is completed offline directly with PMDI authorized personnel, subject to the execution of physical contracts, official verification, and submission of mandatory statutory documentation.
6.1 No Online Payment Processing
Philview does not accept online payments. It does not process or handle direct online payments, credit card transactions, or e-wallet transfers.
6.2 Official Payment Channels
All financial transactions, down payments, monthly amortizations, and fee settlements must be completed directly through PMDI's official offices or through designated payment methods explicitly provided by authorized PMDI financial representatives.
6.3 Account Statements and Balances
Transaction histories, account balances, and payment schedules shown in Philview are provided strictly for user convenience and reference.
- Financial balances in the app cannot be directly edited by users.
- If you discover any discrepancy in your record or payment history, you must immediately contact PMDI's accounting department for official reconciliation.
7.1 Virtual Assistant (“Philip”)
Philview incorporates an automated conversational AI assistant named Philip to assist users in retrieving information and navigating services.
- Disclaimer: Philip is an automated system and may occasionally produce inaccurate, incomplete, or outdated information. Answers provided by Philip do not constitute official statements, representations, or commitments from PMDI.
- No Binding Authority: Philip cannot sign, approve, alter, or promise any contract, policy, or financial agreement on behalf of PMDI; Philip cannot approve anything on its own.
- User Confirmation: Before executing automated actions — such as submitting an inquiry, booking, rescheduling, or requesting an appointment cancellation — Philip will ask for explicit user confirmation.
- Escalation: Requests requiring human judgment, legal decisions, or official approvals are forwarded to PMDI personnel.
7.2 Appointments and Inquiries
- Appointment Requests: Appointments submitted or scheduled through Philview remain tentative requests until officially confirmed by a PMDI representative. Confirmation status will update within the Platform.
- Inquiries: An inquiry is a question Philip could not answer and passed on, with your confirmation, to PMDI. It is routed to the PMDI department responsible for its topic, and the reply appears within the Platform.
7.3 3D Models, Renderings, and Augmented Reality (AR)
- Visual Illustrations: All 3D renderings, virtual walk-throughs, AR features, and interior setups are illustrative tools designed to help you visualize property layouts.
- Variances: Dimensions, textures, colors, fixture locations, materials, and spatial layouts are approximations and may differ from the actual physical property upon completion.
- Scope of AR: AR capabilities in Philview apply exclusively to interior furniture placement and temporary decor overlay — interior furniture only. AR features do not represent, allow, or approve structural, mechanical, electrical, architectural, or exterior alterations to the property.
7.4 Document Requests
Users may request copies of contracts, payment records, or official documents via Philview.
- Requests are subject to administrative review by PMDI staff.
- Actual official documents are delivered outside the app via secure corporate channels or physical collection.
8. Interior Customization and Furniture Editor Policy
The Philview application includes a furniture editor enabling users to test interior layout concepts within property models. By accessing and using the editor, you agree to the following rules:
- Scope Limitation: The editor allows placement of interior furniture and removable decor only. It cannot alter structural walls, columns, ceilings, utility conduits, window placement, or exterior facades.
- Approximation: Virtual furniture items are approximate in scale, color, and design, and may not mirror exact physical products available on the market.
- Design Storage & Ownership Review: Saved interior designs are linked to your account. Designated PMDI officers and management retain permission to view saved and submitted layouts to evaluate design feasibility and architectural compatibility, but cannot change them.
- Submission and Overwriting: Submitting a design sends it to PMDI for official review against company safety standards and structural guidelines. Re-submitting a design for the same unit automatically replaces your earlier submission for that unit.
- Non-Binding Status: A design status listed as “Approved” within Philview is not a contract, a renovation permit, or a promise of work execution. Any actual structural modifications, custom interior fit-outs, or renovations require separate formal agreements, technical permits, and administrative approvals directly executed with PMDI outside the Platform.
9. Acceptable Use Policy
When accessing or using Philview, you strictly agree NOT to:
- Bypass, disable, or tamper with any security measures, authentication protocols, usage restrictions, rate limits, or bot-detection systems implemented on the Platform;
- Gain or attempt to gain unauthorized access to any user account, server, system, or data that does not belong to you;
- Use web scrapers, crawlers, spiders, automated tools, or extraction scripts to harvest data, text, or visual content from the Platform without prior written consent;

- Send, upload, or transmit any unlawful, threatening, abusive, defamatory, obscene, fraudulent, or misleading messages, files, or prompts to PMDI staff or to the virtual assistant (Philip);
- Decompile, reverse engineer, or attempt to extract the source code of the Philview app or associated software.
- Violation of these rules will result in immediate termination of your access to the Site and may expose you to legal liability.
10.1 “As-Is” and “As-Available” Provision
PMDI provides access to the Site and all its contents, tools, and services on an “AS IS” and “AS AVAILABLE” basis, strictly for informational purposes.
10.2 Warranty Disclaimer

- Implied warranties of merchantability, fitness for a particular purpose, suitability, and non-infringement;

This limitation applies regardless of whether PMDI was advised or made aware of the possibility of such damages.

- Accessing linked external sites is entirely at your own risk.
13. Indemnification
You agree to defend, indemnify, and hold harmless PMDI, its parent company, subsidiaries, affiliates, directors, officers, employees, agents, and licensors from and against any and all demands, claims, losses, damages, liabilities, costs, and expenses (including reasonable attorney's fees) arising out of or resulting from:
- Your access to or use of the Site and its tools;

16. Amendments and Modifications
PMDI reserves the right, at its sole discretion, to modify, amend, update, or replace any part of these Terms or alter the availability of Site features at any time without prior notice.
- Modifications become effective immediately upon posting to the Platform.
- Your continued access or use of Philview following the posting of updated Terms constitutes your explicit acceptance of the changes.
- Users are responsible for regularly reviewing these Terms.
17. Severability and Complete Agreement
If any provision of these Terms is found to be unlawful, void, or unenforceable by a court of competent jurisdiction, that provision shall be deemed severable and shall not affect the validity and enforceability of the remaining provisions. These Terms, along with PMDI's Privacy Policy, constitute the entire agreement between you and PMDI concerning Philview.
